I’m buying a house where the chimney breast has been removed. Should there be certification for this?

As a structural change to the property, the removal of the chimney breast should have been subject to Building Control inspections and approval. If this was not completed, the seller can:

  • provide you with an indemnity policy
  • apply for approval retrospectively. This requires the appointment of a Structural Engineer who will open sections in the wall/floor to establish what support was inserted.
