Do I need planning approval for a balcony on an existing flat roof?

Verandahs, balconies and raised platforms that are more than 300mm higher than ground level are not permitted development and will require planning permission. Getting planning approval for a balcony is not easy as you are usually impacting on your neighbours’ rear garden amenity space.

Building Control approval is needed too. The roof structure needs to be checked as it was probably not designed to accommodate loads other than weather-induced loads. A structural engineer may be required to assess the adequacy of the foundations; a trial hole will confirm the size, depth and type of foundations plus the ground conditions.
