My rear garden extends 100m and overlooks agricultural land. Do I need planning permission to build a garden room at the foot of the garden?

Before you build a garden room at the foot of your garden, you need to consider a few factors. If you are situated within a designated area, an outbuilding must be less than 10sqm and cannot be more than 20m from the house. If you are not situated within a designated area, you could install the garden room under Permitted Development rules as long as:

  • Permissible heights are respected
  • The area occupied by all outbuildings, including the garden room, is less than half the area of the original curtilage

If there is any doubt as to the exact curtilage area, it is recommended that you submit an application for a Certificate of Lawful Development. Note that a building of plan area greater than 30 sqm is subject to the Building Regulations.
