I want to reconfigure a listed flat. In what order do I engage the various parties?

Every situation is different but here is a typical running order for the reconfiguration of a listed flat:

  1. Chat with the listings officer to give you an idea of what is allowable
  2. Check the lease conditions (with solicitor)
  3. Obtain agreement in principle with leaseholders/freeholders
  4. Commission the designer to produce planning drawings
  5. Apply for planning permission (as it is a listed property)
  6. Appoint a structural engineer
  7. Check underground services with Utility companies
  8. Comply with Party Wall Act requirements
  9. Get quotes from contractors
  10. Apply for Building Control approval
  11. Start work
